

Designs for more homes at Loom Factory approved by Southwark Council
Our enhanced design for Loom Factory has received unanimous approval from Southwark Council’s planning committee on 12 Nov 2024. The development for Apex Capital Partners will deliver 161 new homes across three buildings, including 40 affordable units.
Key design elements include the retention of an existing live/work building, the provision of flexible Class E light industrial space within a podium, a 33sqm community room and the addition of second stairwells to two of the buildings.
Reflecting the rich and varied industrial heritage of the area, Loom Factory provides high quality homes alongside commercial and industrial spaces and a new community play area. The development creates new spaces for the wider community to enjoy, bringing the public into its heart through communal places and pedestrian routes and generous amenity spaces that benefit existing and future residents. There will also be a new pedestrian route linking St James’s Road with the wider Area Action Plan (AAP).
The proposed development will minimise carbon emissions by following the Energy Hierarchy of ‘Be Lean, Be Clean, and Be Green’ via an integrated strategy. The annual CO2 emissions are 62.72% below the regulated target emission rate, meeting the requirement of a 35% reduction in CO2 emission on site. The BREEAM rating anticipates that the proposed industrial units will score 76.91%, resulting in a BREEAM rating of Excellent.

We're really excited to have reached this milestone for the Loom Factory. This project isn’t just about delivering 161 new homes, it’s about creating a space where people can truly live well. With a high proportion of dual-aspect housing and plenty of communal areas for everyone to enjoy, the design prioritises liveability. We’ve also focused on improving connectivity, linking the development to the Old Kent Road and the wider masterplan. One of the highlights is the new ‘Play Along the Way’ pedestrian route, which is designed to eventually connect to Six Bridges Park, helping to create a more connected, vibrant community.
