Commercial Way shortlisted for two major awards
Commercial Way has been shortlisted for prizes in both the London Construction Awards 2024 and the British Homes Awards 2024.
The London Construction Awards celebrate achievements, developments and innovation across the UK’s booming construction industry. Commercial Way has been shortlisted for Residential Project of the Year: the category that recognises an outstanding residential project that demonstrates excellence in design, craftsmanship, and attention to detail.
The British Homes Awards are one of the most prestigious accolades within the British homebuilding industry. Shortlisted projects are chosen when they enhance the lives of the people living in them, demonstrating that creativity can flourish with any budget. Commercial Way has been shortlisted in the Affordable Housing category.
Commercial Way is our residential development in Peckham for Southwark Council, delivering 109 new homes for social rent and shared ownership alongside significant improvements to the public realm on the North Peckham Estate.
Previous regeneration on the North Peckham Estate had left two vacant sites and a fragmented environment. Our challenge was to deliver new homes while also creating a sense of place and to improve the public realm.
Two gateway blocks rise to nine storeys, serving as visual markers and framing a new public space. Perimeter blocks to either side wrap around new landscaped courtyard gardens, providing space for play and relaxation, and integrating the retained and repaired water towers, celebrating them as local landmarks.
Commercial Way is the result of a collaborative design process with residents and Southwark Council. The tenure-blind design provides 35 homes for shared ownership and 74 for social rent, and the unit mix responds to local needs with range of 1-4 bedroom homes, including eight wheelchair-adapted units. All homes comply with the GLA London Housing Design Guide and Southwark’s comprehensive Design Standards. We prioritised space and comfort for residents; with orientation carefully considered, all homes are light and airy with 85% either dual or triple aspect.
We’re delighted to have Commercial Way recognised for these prestigious awards, and are proud to have worked with Durkan, Southwark Council, Bailey Gomm, Price & Myers, and Exterior Architects on the project.
The British Homes Awards will announce winners on 12 Sep 2024, with the London Construction Awards announcing winners on 27 Sep 2024.

The essence of this project is its simplicity and thoughtfulness, using just three key materials. It’s the strength of a clear design concept combined with high-quality brick that has truly made the difference. I'm especially proud because the new residents have expressed their happiness with their new homes, particularly the views! This project stands as a testament to how affordable new homes can be delivered with thoughtful design and a strong, clear vision from the client—in this case, Southwark Council, who deserve recognition.
